- Polybutylene Piping In Frenchtown WoodsHello Neighbors,
There have been many questions in the neighborhood about “polybutylene piping”. Polybutylene piping was installed in homes built between 1978 and 1995. Frenchtown Woods homes have polybutylene piping with copper straps (bands) and connectors. There are several class action lawsuits against the manufacturer of polybutylene piping because of leaks and possible material degradation. Please Google ‘polybutylene piping’ to get the particulars for each lawsuit. My understanding and experience with this situation is as follows: the lawsuits were for piping that failed (maybe more than once because of the builder’s New Home Warranty implications) for a specified period of time (years). If your piping did not spring a natural leak (due to defective material), you were not entitled to the proceeds for pipe replacement. (Leaks intentionally caused by the homeowner will be discovered in the ‘root cause analysis’ performed by the investigating engineers and prosecution will ensue). Many houses did spring leaks because the piping was combined with aluminum or plastic straps (bands) and connectors. These straps and connectors expand and contract more with hot and cold conditions. One more cause for concern with this piping: chlorine may cause scaling or material degradation over time.
What does this mean? No piping will last forever, not plastic, copper, steel or concrete. Brass traps were installed under sinks in the 40’s, 50’s & 60’s and they turned to mush in 10 years. Homeowners just replaced them when they noticed the problem.
This problem has become a legal issue. When you sell your house you must disclose the piping material in the Seller’s Disclosure. The piping material will also be noted by the home inspector. This may be a point of contention in the subsequent negotiations. Please note there are thousands of homes with PB piping in this area. If you have not had a leak in 15 years, your straps and connectors are working pretty well. Many plumbers (you have all no doubt received the flyers) will try to scare you into replacing all of your pipes because ‘you never know when you will develop a leak’. Can a plumber guarantee that a leak will not occur even with brand new piping? No, because there are too many variables affecting pipe functionality. This issue should not be the cause of greater concern than any other maintenance issues in your home. Being aware of materials and conditions in your home is part of being a responsible homeowner.

- 40 Versailles Ct.I would like to raise concern about the hugh body of water that collects on the edge of route 40 behind the 40 Versailles ct. property. This is a result of the improper landscaping that was done after that area was dug up to bury new cables or plumbing a few months ago. It is imperative that the community demand that the Co. return and fill in that area and properly grade it so that water will drain off and not accumulate there and form a pond which will breed misquitoes. Please help me in my efforts to bring this issue to the attention of the Frenchtown maintenance committee.
